ANDERSON – Madison County officials have taken the first steps for oversight of a proposed 415-home subdivision in Green Township.

The commissioners signed a contract last week with SJCA Engineering of Indianapolis to perform the infrastructure inspections for the proposed Springbrook addition.

Lennar Homes, the nation’s largest builder of single-family homes, is planning to construct 415 houses at the southwest corner of Indiana 13 and County Road 900 South. 

Joe Copeland, county engineer, said the work will include inspections on the streets, storm sewers and retention ponds.

The county is working on an agreement with Lennar Homes for the company to pay the inspection costs, Copeland said.

On Tuesday, the Madison County Council approved a request from Brad Newman, director of the Planning Department, for $34,000 in funding to hire a full-time building inspector.

“It’s important we get someone in place to train when the current building inspector retires,” he said.

Newman said Lennar Homes is expected to start applying for building permits for the first 78 houses in the Springbrook addition.

The company is expected to bring the final plat for approval to the Planning Department in April. Construction is expected to start in late July.

“We may eventually need two building inspectors if development increases significantly in southern Madison County,” Newman said.

Last year the county approved the rezoning of 160 acres for the residential development.

The rezoning complies with the Madison County Comprehensive Plan, which designates the area as a growth zone to include major subdivisions. 

Newman said at the time of the rezoning the brick homes will range from 1,400 square feet to 3,500 square feet and be priced from $220,000 to $325,000.

The site is currently serviced by the Fall Creek Regional Wastewater District, Duke Energy and the Fortville Fire Department.

As proposed, there will be 271 lots of 7,800 square feet and 144 parcels at 9,100 square feet.

Springbrook will be connected to the Summerlake addition and the current plans call for an entrance off Indiana 13 and two off of CR 900 South.

Lennar has housing developments in Indianapolis, Fishers, Carmel, Noblesville, Avon, Westfield, Brownsburg and Bargersville.
